MIZAL occupies a prominent spot at the Duesseldorf Media Harbor
The project area is located at the southern main entrance (B11) to the Duesseldorf Media Harbor with a project area of approx. 15,000 m². In this location, the buildings INFINDO and MIRADOR (autonomous supply) with an above-ground gross floor area of approx. 37,000 m² are being constructed on two spatially connected plots with physical division and together form the project MIZAL_visions on campus.
The INFINDO consists of five full stories with up to 3,500 m² gross floor area per story and four circulation cores. The MIRADOR consists of a four-story plinth construction, a high point with eleven full stories as well as a single-story pavilion connecting the MIRADOR with the INFINDO.
Urban Design Concept
Surrounded by spacious outdoor areas with attractive forecourts, courtyards, and roof gardens, MIZAL blends in between the Media Harbor and the government quarter. Traffic can access the campus via Mizalallee (Planstraße A) and on foot or by bicycle via the boulevard to Media Harbor (Hemmersbachweg). The boulevard to the Media Harbor, including the street Hemmersbachweg, the railway embankment, and the open spaces on the project site, forms the new, high-quality, and inviting walking axis into the Media Harbor. Thus, open space planning lets urban space and private areas merge smoothly into one another and generates a new level of amenity value.
Any conceivable work-space concept can be implemented in the interior in addition to all classic variants and can, above all, be adapted at any time. Interior and exterior spaces are open, non-hierarchical, and flow freely into one another. Rounded corners and horizontal bands knit together the various buildings to form a coherent, flowing whole; differentiated spaces in front of the buildings result from recesses and projections in the façade.
The idea of the Closed Cavity Façade is simple: a closed double skin façade that improves transparency, energy efficiency and cost efficiency. The unique transparency is achieved through the use of daylight-optimized glass without dark solar control coatings.
The project area will be developed south of Plockstraße, east of Völklinger Straße and north of Hemmersbachweg, which provides a walkway connection between the suburban train station Voelklinger Straße and Duesseldorf's Media Harbor.
The excellent connection by car, suburban train, plane, bicycle, and on foot make the location close to the city center a hub of Düsseldorf.
The visitor/user of the campus will be guided from Plockstraße via Mizalallee (Planstraße A) and at an early stage directed to the continuous common single-story underground parking garage in order to reduce traffic in the boulevard area. There is room for approx. 239 parking spaces. This underground parking garage provides access through four car transfer stations to an innovative fully automated parking system with approx. 285 passenger car parking spaces, which are located below the floor slab of the underground parking garage level on the 2nd lower level. When the passenger car is parked in the transfer station, it is transported to the underground parking system; the passenger car is also retrieved in the same manner.
This fully automated parking system represents a forward-looking approach for stationary traffic and enables efficient storage of passenger cars on a relatively small floor plan. 36 e-car charging stations and ten connections for e-bikes in total will be installed in the parking area of the 1st LL. Cable trays offer reserves for the later rewiring of further e-car charging stations.
Designing new working environments
Starting from the courtyards, the individual rental units are accessed via prestigious and individually designed foyers. As an option, the courtyard of the INFINDO can also have roofs and be integrated into the respective concept of the user, e.g. to create a multi-functional space for interactions. The lessor has provided for the maximum number of entrances for the individual presentation of a large number of users, which means that all escape routes are also designed as structural rescue routes. In this manner, any conceivable work-space concept can be implemented in the interior in addition to all classic variants and can, above all, be adapted at any time.
The site areas sealed by the buildings are reactivated by densely greened and accessible garden landscapes on the roof surfaces. These offer employees a wide range of uses as a place for resting and sporting activities and as a work space. These roof areas bring great added value for companies that want to offer their employees the best possible work-life balance. Together with the outdoor facilities, the Media Harbor is thus given a green lung for breathing.
The planning of outdoor areas, courtyards, atria, and roof terraces, which is coordinated with the work areas in the buildings, guarantees every company a high standard of health and well-being combined with numerous communication zones that stimulate creativity and productivity. For orientation on the campus, the lessor will install an intelligent building management system with a digital signage that guides users and visitors through the campus.
